Buying a property does come with risks. Especially if you don't know what to be extra aware of. It is very important to choose a real estate broker with experience and knowledge about the process. During our time we have seen all kinds of bad intentions from falsified signatures, fake property titles, fake checks and more. Therefore most property deals are made in person with all parties and in some cases in the bank. With big transactions it is advised also to have a lawyer present. 

BGC is a new development that is constraint on space. They cannot grow more sqm and therefore the number of properties that are available will soon be fixed while demand is increasing as more learn how fantastic a place it is to live. We suspect that Makati soon will go through a major renewal and prices there will increase significantly. 

We are always on the lookout for new team members. We are very selective and only invite people into our family that we all feel comfortable with. If you are hungry for serving property buyers, ambitious and a great friend then feel free to call us to hear about opportunities.  

Some in our team are also foreigners and have tried what you are going through. It can be frustrating. Our advice is to first focus on finding the right broker then let that person find the right property for you. You have for sure experienced that some are not responding or you find a property but then it is no longer available. A great broker will listen to your needs and wishes, knows the properties and will find what you are looking for. A great broker should also help you with expectations up front. We have had many clients that experience they waste time on viewing properties that are nowhere near what they were looking for.
